How do I choose the right agency?

What about The Novak Agency’s fees & charges?

For rentals our commission is generally between 5-8% depending on the services selected. The industry commission rate is typically 7%.

Our commission charges for selling your property is 2 – 2.5% depending on the value of the property & the marketing required. The industry is generally 2.5% + any advertising.

At The Novak Agency we are unique in that we offer the ‘Why pay? When we’ll pay for your marketing’ campaign. Otherwise known as the ‘Novak Bronze’ package we will cover the cost of your basic marketing, advertising, photography, signboard, brochures, design, copy & direct mail out.

How do I know that I am receiving value for money for the agreed service?

Research on a national basis shows that more than 90% of sellers are more concerned with getting the right service from a professional, reputable agent than simply agreeing to the lowest price. Remember that with agent’s services, as with most things- you get what you pay for.

Can I authorise a real estate agent to act on my behalf to represent me during a purchase?

Yes, in the same way that you can authorise a real estate agent to represent you in the sale of a property, a real estate agent can represent you in the purchase of a property. The primary purpose of retaining an agent would be for his/her negotiation skills thereby purchasing the property at the lowest possible price. You would agree to a fee with the associated level of service required. The real estate agent would not receive a fee from the seller.

What if I am not satisfied with the performance of the appointed agent?

You should immediately contact the person in bona fide control of the real estate agency and discuss your exact concerns.
